Streamlining Healthcare Compliance: The Power of Digital Dashboards

Market Update and the AIA Billing Index Update

Current Market Trends

Recent material price updates indicate some significant increases will be upcoming in 2024 for the cost of some of the most commonly used construction materials. Aggregates are expected to increase 10-12%. Mineral Wool Insulation suppliers have indicated that demand coupled with supply chain issues have resulted in extended lead times and some orders being put on hold for several months, which will likely put upward pressure on material prices.

The cost of diesel has already increased on average 21 cents per gallon in February, with more increases likely as warmer weather approaches and the volume of trucking increases.

Labor availability continues to be an issue, especially in the non-residential market. Recent employment data shows that contractors have double the number of openings they are currently able to fill. Based on the most recent data from the Bureau of Labor Statistics, construction employment has gained over 215,000 jobs in the past 12 months. This, coupled with an average 4.9% year-over-year increase in hourly earnings for production employees, contributes to the ongoing cost pressure that we are seeing in major construction markets.

Over the past 12 months, cost escalation has leveled off compared to the previous 24 months. Based on cost data for the first two months of the year and projections going forward, we expect cost escalation to remain at approximately 4-6% annually through the end of 2024.


AIA has recently reported that the Architecture Billings Index (ABI) has, for the 12th month in a row, registered a score below 50, which indicates more firms have reported a decrease in billings compared to the previous month. This trend suggests that we expect to see a decrease in the volume of new projects moving into the construction phase in the next year or so.
