Concord Opens Office in Melbourne, Florida

Health First takes Concord to Florida

Health First, Central Florida’s only fully integrated delivery network, engaged our team to provide Owner’s Representation services, including Cost and Schedule Management, for their capital program. In addition, as an extension of our Owner’s Representation services, we are providing Health First with Commissioning, ESG and Sustainability Program Management to support their ESG, sustainability, health and resiliency objectives.

The program, which will bring a new hospital, a medical office building, a parking garage and site improvements to the Merritt Island area, will be focused on the well-being of the patient.

To provide Health First with the resources and attention that a program of this magnitude needs, Concord opened its Melbourne, Florida office. Having local, qualified staff who not only understand what is involved in successfully managing a program but also have a unique understanding of the area is crucial to this effort.

Quickly Expanding our Footprint in Florida

In addition to Health First, Concord was recently engaged to provide Owner’s Representation services, including Cost and Schedule Management, on a new 50,000 SF manufacturing building in Jacksonville, Florida. This will also include renovations of existing facilities for KLS Martin, an industry leading medical device manufacturer.

Market Update and the AIA Billing Index Update

Current Market Trends

Dodge Construction Network has recently reported that the number of construction starts grew by 15% in 2022, in comparison to 2021. Notable sectors of growth in starts during that time period include projects in the manufacturing and institutional sectors.

The extremely tight labor market continues to stretch the construction industry and impact overall capacity. The latest Bureau of Labor Statistics figures show construction employment at an all time high of over 7.8 Million. Job openings in the industry continue to remain high at 359,000 which in turn continues to impact overall labor availability and cost of labor subsequently impacting bid pricing as demand continues to outpace capacity.

The potential of an extended economic downturn has yet to materialize and even as interest rates rise, construction demand has not slowed, as expected. We continue to anticipate ongoing pricing pressure and cost escalation through the remainder of 2023.

AIA ABI Index

The AIA Billing Index continues the trend seen for the past few months of declining billings on average (third straight month below 50). However, in December, that has moderated somewhat and most architecture firms remain optimistic regarding future potential construction activity, especially in practices whose client bases are in multiple sectors.
