Move Over Spreadsheets! FCA Software is Revolutionizing the Industry

Facility Condition Assessments (FCA) are evolving into interactive, “living” digital software platforms that can be continuously updated over time, resulting in greater accuracy, enhanced usability, and better capital planning and decision-making.

A few issues ago, we introduced Facility Assessment Condition Toolset (FACTs), a digital and interactive dashboard specifically designed with you, the client, in mind. Since then, we have created a demo for an in-depth look into the dashboard, its features and how it’s used on-site, while providing real-time data to the client immediately.

Market Update and the AIA Billing Index Update

Current Market Trends

The latest Bureau of Labor Statistics figures show construction wages are on the increase on average, with most notable increases of 3-4% year over year in the larger metro areas of Cook County and Los Angeles County, topping the chart at 3.5% and 3.6%, respectively.

Material prices have stayed stubbornly high over the past 12 months, with year-on-year increases of 12% or more on cement, concrete products, gypsum building materials and electrical switchgear. Demand for construction services, labor availability/cost and continuing material price pressure are contributing to the increased cost of construction year over year. We expect this trend to continue at least through the end of 2023.

AIA ABI Index

The AIA Billing Index continues the trend seen for the past six months of declining billings on average, with mixed practice and residential architects reporting a slight decline and commercial/industrial and institutional architects reporting a slight increase in billings. This indicates that there may be a slight downturn in the volume of projects making it to the drawing board over the next 12 months, which may slow the pace of new starts.

As we move into 2024, this decrease in the volume of projects will slowly bring some moderation to the construction market, which has been in a long cycle of increasing demand and costs over the last 30 months or so.
