Underneath this umbrella is a multitude of services including commissioning, building energy management, energy modeling, facility condition assessments and sustainability consulting.
These services are vital to ensuring the operational requirements of the building systems are achieved. With our sector expertise and team of specialists, we act as a third-party consultant who works closely with the project team to assure the building is designed, constructed and operated as intended.
Technical Services combined with our core services of Construction Cost Management and Owner’s Representation, will enable us to provide our clients with a more robust and continuous line of services.

With more than 35 years of experience in the building services industry, Mike Lodge will lead our new Technical Services Division.
Mike has supported many higher education, mission critical, healthcare, K-12, commercial, industrial and pharmaceutical/biotech facilities both nationally and internationally.
In his role as Director of Technical Services, Mike is responsible for building and supporting these service offerings throughout the US and internationally. His experience in operations management, commissioning, project management, field testing and operations and maintenance allows him to fill multiple roles on any project team.
Mike is focused on providing clients with fully operational facilities, well trained staff, identifying potential utility savings with the mechanical systems and providing a comfortable building environment.

Recent data provided by AIA indicates that the Architecture Billings Index (ABI) has increased from a low of 29.5 in April to a value 40.0 in June. This shows significant stabilization in billings as well as projected positivity in new project enquiries and new contracts. However, even though the severe decline of the last three months has been halted, the index is still tracking significantly under 50.0 which indicates more firms are reporting a decline in billings rather than a rise. This is a good indicator of the reduced level of construction demand and activity that may be forthcoming in 2021. The implementation of potential federal stimulus programs may change that projection in 2021. AIA also issued data recently that suggests 2020 will see an overall decrease in construction volume of 8.1% with office and hotel projects being hit hardest.
Current bid data we have received also shows a reduction in construction costs as the market becomes more competitive. An increased number of bidders both at general contractor level and subcontractor level indicates significant tightening in the market as opportunities become less available.
Ongoing uncertainty in the market is causing contractors to be more aggressive in bidding as they try to secure a pipeline of future work to tide them over during the upcoming contraction in the economy. We anticipate seeing this trend continue through the end of the year at a minimum. Material prices are generally expected to drop or stay static due to a significant drop in demand.
Overall, we expect to see a deflationary trend in expected construction cost of between 5-10% year on year for 2020 and 2021.
