Market Update and the AIA Billing Index Update

The latest report from AIA indicates that on a national basis billings at architecture firms continue to rise and have now been rising for six consecutive months. The ABI score for March was 51.0, indicating slight growth. Billings continue to be strong in the South and West regions especially in relation to residential specialization, meanwhile the Northeast is showing some signs of slowing. AIA also states that new project inquiries continue to grow at a solid pace, resulting in significant work backlogs in excess of six months, which is the highest level noted post-recession.

On-going increases in steel material cost is continuing to put pressure on construction costs in general and recently received information shows the cost of steel has increased by almost 15% since the announcement on tariffs. Generally, construction material costs are on the rise across the board and that combined with the continued shortage of available skilled labor has resulted in increases in bid pricing.

As we head into the summer construction season we are expecting to see continued steeper increases (4-6%) in construction costs due to both pricing increases and the saturated construction market.
